How we work

The question we hear most often, after seven years, goes something like this: "Is this actually normal?" It usually comes up just before signing, when the notary is reading a document in Spanish and the buyer is catching three words in ten.

We've handled more than a hundred purchases in that time. That moment came up in almost every one of them.

Our job is to make sure that question always gets a straight answer. Not "yes, yes, it's fine", but an explanation: here's what this says, here's why the clause is there, here's what happens if you strike it out.

We start with what you actually need. Living here year-round, coming over for the summer, renting it out, putting money somewhere — each of those points to a different property. Sometimes it means talking you out of a purchase that looks good on paper.

Our main areas are the three coasts: Costa Blanca, Costa Cálida, Costa del Sol. But if you've found something in another part of the country, that's no reason to part ways.

We speak Russian, English and Spanish. From your first message to the signature at the notary, you deal with us in your own language.

Why clients choose us

🗣

In your language

We explain every document in plain terms. If there's a clause you won't like, you'll hear about it before you sign.

🔍

Straight about the downsides

Every property has them. A noisy road, building work next door, a view that will be gone within a year. We bring these up ourselves.

🔑

From NIE to keys

NIE number, Spanish bank account, mortgage, notary, transferring the utility contracts. We handle the whole chain.

Property management, help with residency, everyday problems — we stay in touch.

Frequently asked questions

Do I have to travel to Spain to buy?+

No. The purchase can be completed by power of attorney: you sign it before a notary in your own country and we act on your behalf from there. Viewings can be done by video call — we walk through the property and show you whatever you want to see.

What is an NIE and why do I need one?+

It's the identification number for foreigners in Spain. Without it you can't buy property, open a bank account or set up utilities. We'll help you obtain it.

Can a non-resident get a mortgage from a Spanish bank?+

Yes, Spanish banks do lend to foreign buyers. The terms depend on the bank, your income and where you live. We'll find the right bank and guide you through the application.

Does buying property give me residency?+

Buying on its own doesn't grant a residence permit, but there are routes where owning property helps with an application. We'll go through the options that fit your situation.

What costs come on top of the property price?+

Taxes, the notary, registration and legal support. The exact figure depends on the region, the type of property and whether it's a new build or a resale. We work out the full budget before you pay any deposit.

Do you help after the purchase?+

Yes. Property management, finding tenants, utilities, repairs — we stay in touch.
